Plot Registration — Importance, Required Documents, Process

Buying a plot is a significant financial decision, and ensuring the legal transfer of ownership is the most critical step. Property registration provides legal validity to your purchase and protects you against future disputes.

Why is Registration Important?

Under the Indian Registration Act, 1908, any transaction involving the sale of immovable property exceeding Rs. 100 must be registered. Without registration, the buyer has no legal right over the property, even if the full payment has been made.

Essential Documents Required

Before proceeding with the registration, ensure you have the following documents in order:

  • Original Title Deed (Sale Deed) of the property.
  • Encumbrance Certificate (EC) to prove the property is free from legal dues.
  • Property Tax receipts up to the current date.
  • Khata Certificate and Extract.
  • Identity and address proofs of both buyer and seller (Aadhar, PAN).

The Registration Process

The process involves drafting the Sale Deed, paying the necessary stamp duty and registration charges, and finally presenting the document before the Sub-Registrar along with two witnesses.

"A secure investment begins with a clear title and proper legal documentation."

Navigating the legalities of property registration can be complex, but it is indispensable. Always consult with legal experts and choose reputed developers who offer clear-title properties to ensure a hassle-free process.
